OUR NEIGHBORHOOD
We are fortunate to be bordered by Aqua Caliente Creek and adjacent woodlands, are across the street from Maxwell Farms Park, and within walking distance of restaurants, shops, and a grocery store. FAHA Palms is less than 2.5 miles from the downtown Sonoma Plaza and near the bike path. Plus we are next to the bus line!
PRIVACY
Palms and FAHA are on private property. This is our home and we value our privacy, so please do not show up, uninvited.
HOW WE WORK
Palms members (shareholders) are required to make Palms their primary residence and must agree to live here a majority of time each year. Our cooperative is self-managed. Members have the obligation to participate in the governance, management, maintenance and improvement of the property. By doing much of the work ourselves, we are able to keep monthly dues (carrying costs) down.
Our Board is elected by all of the Palms members through majority vote.
Members buy a share into the entire co-op. As of January 2026, share prices range from approximately $280,000 for a one-bedroom unit - $305,000 for a two-bedroom unit (with interest upon leaving).
The value of individual shares increases annually at approximately 3%.
There is a monthly carrying charge "dues" for shared expenses: mortgage, insurance, taxes, sewer, recycling, accounting, etc.
Starting in February 2026 these figures are:
- 1 bedroom, 1 bath: $881-$910
- 2 bedroom, 2 bath: $978-$995
OUR COMMITTEES
Some of the committees at Palms include Marketing, Landscaping, Application and Transfer review. Committees make decisions based on majority votes. Through open communication, patience, and courtesy, we strive to achieve understanding and respect for one another.
